Aspen Village was a rental mobile home park until 1996. Beginning in 1996, the tenants of the mobile home park began work on purchasing the Park with the ability to subdivide the lots. The Park became an ownership park in 2000 and consists today of 150 homes. The requirement to purchase a home in Aspen Village is a one-year full-time work history within the Roaring Fork Valley. In order to maintain ownership, the owner must continue to work within the Roaring Fork Valley full-time until retirement age as defined in the Aspen/Pitkin County Employee Housing Guidelines.
Right of First Refusal: The Amended and Restated Declaration of Protective Covenants, Conditions and Restrictions for Aspen Village Subdivision, Article IV, Section 7(a), states, "Upon the proposed sale of any Lot and upon receipt of a bona fide contract, the Association shall have the right to purchase the Lot upon the same terms and conditions as the contract for sale of such Lot. The Owner agrees to give the Association notice of the terms and conditions of the proposed sale, by providinga copy of the fully executed contract to purchase the Lot, at least twenty-one (21) days in advance of any proposed sale. All owners are required to obtain a document from the HOA stating that they have waived their right of first refusal PRIOR to closing. This document MUST be provided to the title company or the closing cannot be completed.
